Schedules Of Condition
Malcolm Associates carry out schedules of condition for clients prior to them taking on a new lease. These schedules allow us to record the property’s condition prior to our clients taking occupancy. If the schedule is then appended to the lease, this will provide a basis for discussion at lease termination. Schedules of Condition are heavily photographic in terms of content.
Dilapidation Surveys And Negotiations
Malcolm Associates can carry out surveys of properties and prepare interim or terminal schedules of dilapidation for Landlords to serve on tenants. Building Surveys
Building Surveys are one of our core services. Malcolm Associates offer clients pre-acquisition technical due diligence surveys making sure that they are fully appraised and aware of any issues before committing to a purchase. This survey would typically look at the condition of the fabric and where necessary, we would arrange for other consultants, such as structural engineers, mechanical and electrical engineers, rot and damp specialists and asbestos surveyors to assist with our investigations and this allows the client to get a full understanding before committing investment.
Defects Analysis
Malcolm Associates carry out defects analysis surveys where clients are experiencing issues within their property. This can include investigatory works include opening up works and desktop studies. We undertake all investigations and exploratory work and will provide advice on repairs and likely costs. Building Condition Surveys
